Tenancy Information


  • We understand that not everyone can make it to an open inspection during business hours and we are only too happy to make an out of hours appointment for you to view our available properties.

  • The perfect home is sometimes hard to find, and often goes quickly. Be the first to know when we list a property that suits your search criteria. Contact us to be added to our database.



  • We do our best to respond to all applicants within 24hrs. Please allow us 2 business days, as some applications can take a little longer.

  • To ensure your application is processed as quickly as possible, make sure all details are complete. APPLY HERE using 1Form or download and print an application form and return by email.  



  • We aim to ensure that your move is as seamless and stress free as possible, even taking care of your moving requirements such as utility connections, removalists, cleaners for your previous property.  Just let us know and we can take care of it.

  • Once approved, you will be notified and we will arrange a time to sign the required documents and for payment of your rental bond and rent.  



  • Our regular inspections during your tenancy are a part of a service to you and the property owner.  While we encourage you to contact us any time, we recommend using this time as a reminder to discuss any suggestions or issues you may have.  

  • We endeavour to attend to maintenance requests quickly and with minimum disruption.

  • Remember to contact us regarding ANY change in circumstances.  You would like a pet?  A tenant needs to move out? Whatever the case may be, it is always best to approach us first, and we will do our best to assist you.



  • We have a zero tolerance policy on rent arrears.  You have a clear obligation to pay rent when it is due.

  • There are a number of ways to make payment as outlined in your lease.

  • All maintenance needs to be submitted in writing.  Please email us or use the CONTACT tab to send us a request. You may also download, print and return email a tenant request or maintenance advice form

  • URGENT maintenance (Please click to see a list of urgent matters on the RTA website) Please ensure you contact us first. If you are unable to reach us for any reason, please contact our preferred suppliers as listed in your lease and on the CONTACT page.

  • Please note, if an afterhours call out is made and the tradesperson does not deem the repairs an emergency, or the repairs are required due to your neglect, you may be responsible for the fee.
